Location: Manciano, Tuscany, Italy
Stone farmhouse of 1740 of 400 square meters on 3 levels, recently renovated, in the legendary Maremma of the Etruscans and brigands. It rises between the Lamone forest and the Saturnia thermal baths, on the border with Lazio, in Le Secchete, reachable from the crossroads for Montalto and Farnese 3 kilometers from Manciano along a dirt road but accessible from all kinds of cars. Immersed in the green Tuscan hills, this superb farmhouse opens up in a dream scenario offering the eye just past the access gate that leads to the sumptuous garden, where the colors of the roses and the scent of lavender mix with the secular walnut trees, figs and fruit trees. A perfectly maintained park “embraces” the farmhouse whose structure of a typical peasant manor house has remained unchanged in full respect of the original and with the use of recycled materials such as the ancient beams, terracotta tiles, and precious Vietri majolica. On the ground floor, in the former cellars and stables, a majestic living area was created, introduced by a covered veranda with sliding glass windows furnished with a table with a colorful floor, an original Turkish stove and white wicker sofas for sipping cold tea or steaming herbal teas depending on the season. The combination of oriental artifacts, such as Turkish lamps and hand-painted doors is suggestive. The large living room boasts spectacular stone arches and exposed walls, the spacious kitchen is custom-made with black crystals, then you enter another room that completes the living area and leads to the bathroom embellished with a marble sink in the shape of a shell. Also on the ground floor, there is a large space used as a laundry and a convenient pantry. From the ancient graniglia staircase, you go up to the first floor formerly used as a kitchen, with a library and fireplace, from which four rooms depart, each with an internal bathroom. Finally, a top-floor attic connected by the eighteenth-century terracotta staircase, where we find two other large bedrooms with bathrooms, one in particular covered in red majolica with oriental motifs. Each view is a natural framework that ranges from 400 meters above sea level over the valley and the hills crossed by the Fiora river. The property includes two outbuildings, one of which is currently occupied by the caretaker, and two and a half hectares of land, of which about 5000 square meters are planted with olive trees in production.
There is also an 11 meter deep secular well that channels the water into three cisterns recently built to irrigate the garden. Possibility to renovate another annex of about 35 square meters with a project already approved and to build a swimming pool within the park. Drinking water, electricity, and telephone on-site, standard installations with modular heating and outdoor wood-burning oven for grilling and outdoor dinners on summer evenings.
